On the surf ice, this seems like a simple enough request and ordinarily, the City <br /> would have no objection: to the request. However,the issue is complicated by the fact that <br /> although the land in question is currently located in the Town of Verona, it has been included in <br /> the City's urban service £rea and is planned for commercial development in the future. <br /> Therefore, in order to comply with our master plan(which was adopted in November, 1998), <br /> both the City Plan Come ission and City Council felt compelled to object. However, if the <br /> petition is denied by Dan; County,neither Mr. Gust's nor the City's objective on this issue will <br /> be met. <br /> The dilemma is as follows: Currently, the property in question has a dilapidated mobile home <br /> located on it. Mr. Gust's intention is very simple;he would like to replace the dilapidated <br /> mobile home with a newer, more attractive model. When he asked the County Zoning Office for <br /> permission,he was told he would have to change the zoning and thus,he submitted the <br /> application in question. <br /> While the City of Verona voted to object to the request,we did so not to prevent Mr. Gust from <br /> replacing the mobile home. We objected because in the long term, the area is planned for <br /> commercial development Indeed the City Council supports Mr. Gust's intention to replace the <br /> dilapidated mobile home with an improved model but creating a separate residential parcel is <br /> contrary to the intended long term use of the land. <br />
