• <br /> DATE: December 14, 1998 <br /> ) <br /> TO: Town of Oregon, Plan Commission DEC i 6 1998 , _ <br /> FROM: Larry Mahr, Petitioner ; .;. _ ' _: f T <br /> RE: Rezone petition #7438 and CUP #1538._. w. .... <br /> The enclosed information is to provide more detail on plans for developing a veterinary <br /> hospital and boarding kennel on an eight acre parcel iri the southeast corner of the <br /> junction of Fish Hatchery Road and CTH - CC. It is also intended to address the <br /> questions and concerns previously raised by area residents. <br /> 1. Present owners of property for rezoning and conditional use permitting: Ralph, <br /> William and Nahldeen Maher <br /> 2. Petitioning for rezoning from Ag-1(Ex) to C-1 and CUP for a veterinary hospital <br /> and a dog and cat boarding facility <br /> 3. Proposed facility will be staffed by veterinarians Larry Mahr, Rene Reynolds, Judy <br /> Halverson-Batker and Chris Gallagher. Support staff will include one <br /> receptionist, one bookkeeper, and two veterinary technicians. Field service for <br /> dairy and equine clients will initially be a major part of the practice. In the <br /> future additional staff will be added as utilization of the hospital care facility <br /> increases. <br /> 4. The animal hospital will be designed to care for horses, cattle and pets on an out- <br /> patient basis as well as having hospitalization space for four horses, fifteen <br /> dogs and fifteen cats. Space will be provided for the unloading of twenty head of <br /> cattle with a holding area, treatment chute, and a return alley for reloading <br /> onto livestock trailers. Horses will be cared for in a treatment area that is <br /> adjacent to the hospital stalls. Boarding space will be designed for fifteen dogs g <br /> and fifteen cats. Reception , offices, companion animal examination and , gc�'c� <br /> treatment, surgery, radiology and storage spaces will be provided. All of the °y <br /> animal care, boarding and hospitalization will occur in the enclosure of the S cc- f-s <br /> building which will contain approximately 7500 sq. feet. An area outside of the <br /> building will be provided for horses for the purpose of lameness examination <br /> and routine exercise. it Q <br /> 5. Regular hours of operation will be 8:00 a.m. to 6:00 p.m. Monday through Friday <br /> and 8:00 a.m. to 12:00 p.m. on Saturday. We anticipate out-patient <br /> visits on average of one per day for cattle, six per day for horses and sixteen <br /> per day for pet care and boarding. Evening hours for pet care will be provided <br /> until 8:00 p.m. for up to two days per week. After-hours emergency service <br /> will be provided with an average of one visit per day. Office visits will be by <br /> appointment to limit congestion and increase efficiency. <br />
