The latest Dane County Department of Transportation traffic count at the u Lic`c <br /> intersection of CTH-CC and Fish Hatchery Road is 2000 cars per day. �►1 c�ky� <br /> Driveway access from both CTH-CC and Fish Hatchery Road will alleviate the <br /> need for all cars to go through the intersection and will facilitate the ease of <br /> moving trucks with livestock trailers in and out of the facility. Driveways have <br /> been situated 591 feet from the intersection on CTH-CC and 300 feet on Fish <br /> Hatchery Road to avoid interference of cars stopping at the intersection and to <br /> avoid the shining of car lights into residence's windows. Width of the driveways <br /> at the road will be determined by Dane County Transportation based on the <br /> turning radius need of a truck and stock trailer. <br /> 7. A water retention area at the NW corner of the property will be developed to care <br /> for additional water run-off created by driveways, parking lot and roof. This <br /> area will be engineered in accordance with Dane County ordinances. <br /> 8. The building will be positioned on the lot so that it faces NW and is far enough <br /> back to avoid obstruction of view by motorists at the corner and allows <br /> enough space for required setbacks from the road and for the water retention <br /> area. Signage will be limited to one sign mounted on posts facing NW at the <br /> edge of the water retention area. Direct lighting from a ground-anchored fixture <br /> will be used. Outside lighting will be limited to the extent necessary to provide <br /> safety for people to utilize doorways, sidewalks and parking lots. Care will be <br /> taken to shield lights to direct the beam so they are not a nuisance to area <br /> residences or passing traffic. <br /> 9. Besides licensure required of all veterinarians by the Wis. Dept. of Regulation and <br /> Licensing, the following permits/licenses are required for a veterinary hospital: <br /> Controlled Substance License - U.S. Drug Enforcement Agency <br /> Pesticide Applicator Permit - Wis. Dept. of Ag., Trade & Consumer <br /> Protection <br /> Radiology Equipment Inspection Certificate - Wis. Dept. of Health <br /> Employee Safety Requirements - OSHEA <br /> 10. Dane County Health Services has provided information on application for a <br /> septic system permit. They have also indicated that enough land is available <br /> on the property for disposal of manure. If needed additional land for manure <br /> disposal is available on the petitioner's farm land 2.7 miles away on Hillcrest <br /> Lane or by agreement on adjacent cropland of Ralph and William Maher. <br /> 10. We are in agreement with the restrictive covenants placed on the rezone request <br /> by the Planning Commission, as well as, the additional conditions of use. We <br /> feel that our proposed veterinary hospital fits well in the Town of Oregon <br /> as a service to the agricultural community and to the many owners of horse <br /> stables, horses and companion animals. We plan for our facility to exist far <br /> in to the future. The investment required to develop it and the specificity of its <br /> use helps to insure this longevity. We plan to be good neighbors to all <br /> residences and land owners in the area and would welcome the opportunity to <br /> periodically meet with them to assure that any concerns that might arise can <br /> be addressed. <br />
