COMPOSITE REPORT- <br /> Public Hearing: October 27, 1998 7379 <br /> Town of,Sun Prairie <br /> DANE COUNTY PLANNING DIVISION STAFF COMMENTS <br /> I. BACKGROUND <br /> A. The present petition is to rezone a 1.93 acres parcel from the R-1A district to the R-1 <br /> district in the Town of Sun Prairie. The purpose of the rezone is to allow for the <br /> creation of two lots which are not allowed under the current district. In the R-1 A <br /> district, parcels are required to be larger than 1 acre; whereas in the R-1 district, <br /> parcels can be as small as 20,000 Square Feet(less than V2 acre). <br /> B. The property has had the following rezones: <br /> a) Petition# 5725: In 1993, 43.7 acres were rezoned to RH-3. Three lots were <br /> created(CSM# 7391). <br /> b) Petition# 6212: In 1995, the request was to rezone lot#2 of the previous petition <br /> (11.6 acres)from RH-3 to R-1. It was amended to a rezone to RH-1 and RH2 . <br /> Rezone effective on October 1995. The intention was to create four lots (1 in <br /> RH-2 and 3 in RH-1) . No CSM was filed. <br /> c) Petition#6754: The request was to change an RH-1 portion of the previous <br /> rezone (7.07 acres)to R-3A which is a duplex zoning. It was amended to R-1A <br /> instead. The Town agreed to build a dedicated road in the middle of the area. <br /> The purpose of the rezone was "to provide zoning compliance for 3rd lot"(a total <br /> of four lots with previous petition#6212). Four lots were created (CSM# <br /> 8597). Rezone effective on June 1997. <br /> d) The current petition, is to rezone lot# 1 of CSM 8597(1.93 acres) from R-1A <br /> to R-1. The intent is to create one additional lot.
