The intent of the proposal is to divide an existing residential parcel into two lots. <br /> The preliminary CSM shows two lots over 40,000 Sq. Ft. each. Under the proposed <br /> rezone to R-1, both lots could be further divided into two lots each(more than <br /> 20,000 Sq. Ft each) The current rezone of 1.93 acres to R-1 would allow for the <br /> creation of four lots. <br /> III. SUMMARY <br /> A. The current rezone intents to create one additional residential lot but by rezoning the <br /> whole parcel (1.93 acres)would allow for the creation of three additional lots (four <br /> lots in total). <br /> B. To match the rezone with the residential density intended in the proposal, an option <br /> would be to leave the proposed lot# 1 in R-1A (over 1 acre) and rezone the <br /> proposed lot#2 (40,362 Sq. Ft.)to R-1 with a deed restriction for just one residence. <br />
