COMPOSITE REPORT - Page 2 APPLICATION NO. <br /> STAFF COMMENTS <br /> ZONING REVIEW <br /> 24. 7382 Elizabeth Carlson AND Candace Peterson,William Muir,and Robert Wright, <br /> Primrose 17 <br /> A-1EX and RH-2 to RH-4 and A-1EX <br /> In 1987,previous owner Robert Rosa rezoned 8 acres of his 160 acre farm to RH-3 to separate the <br /> house and buildings from the farm(Pet 3935, effective 07/29/1987--Lot 1, CSM 5308), and also <br /> rezoned 4 acres to RH-2 for a residential building site(no CSM). Elizabeth(and James)Carlson <br /> purchased both the CSM parcel and the 40+-acres with the RH-2 building site from Rosa. The <br /> Carlsons later purchased the remaining 73+-acres of the Rosa farm, and sold the RH-3 parcel and the <br /> 40 acres with the RH-2 building site to Peterson,Muir and Wright. With the new owners' permission, <br /> Carlson now seeks to remove the RH-2 zoning(returning it to A-1EX)and `transfer' it to her <br /> remaining 73+acres--specifically,to the NW 1/4 NE 1/4. In this location she is asking for RH-4 <br /> zoning"to enable me to build a home or to sell it as a single homesite." She has identified a <br /> "homesite...where existing use [cornfields,pasture, and woods] will be affected minimally,"and <br /> which will have a driveway easement through the RH-3 parcel. <br /> Soils: 10%Class I-II, 70%Class III, 20%Class IV <br /> Uses: 55%Cropland, 30%Pasture, 15%Woodland <br /> Note: The Town road providing access to the building sites is shown as Rosa Road, Cedar Stone <br /> Road, or Wolf Road on different maps. <br /> REGIONAL PLANNING <br /> Petition 7382.
