IXLEY BRYNELSON,LLP <br /> Attorneys since 1885 <br /> -glacial formations <br /> The simple fact is that the forces of nature molded an incredibly beautiful but unique, steep, <br /> dramatic valley across the length and width of my property. <br /> While others in Dane County share some similar topographic features, others—or no other <br /> to my knowledge — have these extreme soil, topographic and wetlands features covering their <br /> property in such an all-inclusive way—and depriving the owner of any reasonable agricultural use <br /> whatsoever. <br /> (2)The Rezone from Ag-Exclusive is Considered and Compatible with the Surrounding Uses <br /> We have created a Road Maintenance Association charged with the upkeep and maintenance <br /> of Hidden Valley Road; in changing this parcel from Ag-Exclusive to RH, the following have <br /> already been addressed: <br /> (a) The Road Maintenance Agreement has already provided for public facilities <br /> (underground telephone by Mid-Plains; underground electric by MG&E) <br /> (b) Because these public facilities are in place, rezoning will not place a burden on <br /> local government <br /> (c)The property is suitable for rezoning for a single family home, and will not create <br /> water or air pollution,nor cause unreasonable soil erosion or adversely affect a rare <br /> of irreplaceable area. Reasonable construction practices will eliminate any risk of <br /> such pollution/erosion, etc., in the construction of a home on the 10-acre parcel. <br /> See, Wis.
