IIL CONCLUSIONS
A. Summary of main issues/findings
The primary issues here appear to be vehicular access to the two parcels, the deed restriction prohibiting
any further development on the balance of the property, on-site wastewater disposal (i.e. need for mound
systems), and issues related to the site's steep slope topography(e.g. driveway, stormwater drainage, and
erosion control).
B. Recommended Conditions of Approval
1. Town Board and Plan Commission-action on the petition.
2. Submittal and approval of the CSM related to the Turk Petition (No. 7317), particularly
considering the issue of whether or not public road access will be required for Parcel B.
3. Deed restriction on any further development on the balance of the property.
4. Determine if access will be the same as that proposed in Petition No. 7069; ensure Town
agreement with the arrangement.
5. Clarification as to how Parcel B and the Turk parcel will be "joined." Some legal mechanism
will be required to consolidate Parcel B and the Turk parcel to the south.
