Summary of main issues/findings <br /> Although complicated by the inclusion of lands from what were two distinct parcels at the time <br /> the town plan was adopted,the proposal appears reasonably consistent with county plans and <br /> ordinances. Whether or not the proposed 6.8 acre residential lot complies with the town's <br /> density policy, depends on whether the split is counted against property owned by O'Brien in <br /> 1981, or counted against property originally owned by Raymond Lee. In any event, the <br /> committee should be careful to indicate that any determinations of splits already taken is for the <br /> purposes of the land use plan only and is not an endorsement of previous land divisions that do <br /> not comply with the County Subdivision Ordinance. <br /> B. Any recommended conditions of approval <br /> If the Committee chooses to approve the petition, it may wish to attach the following conditions: <br /> 1. To the extent practicable, any buildings or driveways associated with the proposed <br /> residence shall be located on the northern or eastern portions of the proposed RH-3 lot, to <br /> avoid slopes exceeding 12% and prevent future erosion problems. <br /> 3 <br />
