Tiedeman(Shelley Tiedeman,agent),Mazomanie 06 <br /> A-1EX,RH-4,A-2,and C-2 to RH-3,A-2(8),and C-2 <br /> EXISTING: This existing 26.16 acre parcel has four zoning districts: <br /> • 0.4+-acres of C-2--Gerald Tiedeman operates an auto repair business in a building facing Beckman <br /> Road. He also lives in an apartment in this building,but there is no CUP for"a residence for a <br /> watchman or caretaker"(the only residential use allowed in the C-2 district.) <br /> • 4+-acres of A-2--Many inoperable&Jor unlicensed vehicles,car parts,and other assorted junk items <br /> are scattered about this area,but there is no CUP for a"solid waste disposal operation"(AKA a <br /> `salvage yard,'which requires a yearly license under County Zoning regulations.) Note: There is a <br /> violation file re:unlicensed/inoperable vehicles on the A-2 and C-2 portions of this property dating from <br /> 1984. <br /> • 14.2+-acres RH-4--A SFR residence was located in this zoning district,but it burned down several <br /> years ago. The land is currently vacant. <br /> • 8+-acres of A-1EX--A non-complying"remainder"portion of the parcel,which appears to have been <br /> acquired from a neighbor some years ago. <br /> The A-2 area and a slightly smaller area of C-2 zoning were created by Town Land Use Plan amendment in <br /> 1980. The RH-4 area and a minor enlargement of the C-2 area became effective in 1983. <br /> PROPOSED: Gerald Tiedeman's daughter-in-law, Shelley,wants to create a 3-lot CSM with 3 different <br /> zoning districts: <br /> 1. A 12 acre RH-3 lot that would incorporate the 8 acres of A-1EX and 4 acres of the RH-3 area: Shelley <br /> and her husband Todd would purchase this property"to build on...to provide a home for our <br /> family...and...a home for Gerald Tiedeman." Note: Only one SFR would be permitted on this parcel. <br /> If Gerald's"home"is a separate dwelling unit or apartment,then separate parcels or R 3A duplex <br /> zoning is needed; if the intent is to provide a Dependency Living Arrangement,then a CUP is needed. <br /> 2. A 13.01 acre A-2(8)lot that would remain in Gerald's ownership until Todd& Shelley"have the <br /> financial resources to purchase the property:"Shelley states that they will remove"the junk cars that <br /> are there at this time."Then they would"keep some animals,and put up a shed to store our <br /> recreational vehicles(boat,motorcycles,snowmobiles, etc.)" Note: The animals and shed would also <br /> be permitted on the RH-3 parcel. A SFR is a permitted use in the A-2(8)district. <br /> 3. A 0.93 acre C-2 lot for Gerald Tiedeman's business: Note: Because the C-2 zoned area is being <br /> enlarged,a CUP for a residence must be obtained if the apartment is <br /> to remain. <br /> Note: Marsh Creek,a tributary of the Wisconsin River,flows S to N within 300' of the W PL of the <br /> proposed RH-3 lot. Associated floodplain and wetlands will also affect this lot. <br /> REGIONAL PLANNING <br /> Petition 7355. This proposed commercial and residential rezoning is complex in that the commercial use <br /> was present prior to plan adoption. <br /> The proposed RH-3 and A-2(8)parcels are being reconfigured and will not necessarily result in additional <br /> residential development. <br /> The C-2 parcel is proposed to be slightly enlarged and continue as an auto repair business. <br />
