DANE COUNTY PLANNING AND DEVELOPMENT DEPARTMENT <br /> STAFF REPORT <br /> Petition #7355— Tiedeman Public Hearing Date: 9/15/98 <br /> I. BACKGROUND <br /> A. Request <br /> Shelley Tiedeman, on behalf of her father-in-law, Gerald Tiedeman, is petitioning to rezone three <br /> • parcels in the Town of Mazomanie as follows: <br /> • 8 acres from A-1(ex) and 4 acres from RH-4 to form a new 12-acre parcel zoned RH-3 (Lot 1 <br /> on the preliminary CSM). This lot will be used for a new residence. <br /> • 9 acres from RH-4 and 4 acres from A-2 to create a new 13 acre parcel zoned A-2(8) (Lot 2 <br /> on the preliminary CSM). This lot will be used for keeping of livestock and a recreational <br /> vehicle storage shed. <br /> • 0.9 acres from A-2 to C-2, to be attached to an existing C-2 parcel to form a new 2.75 acres <br /> parcel zoned C-2 (Lot 3 on the preliminary CSM). This lot will be used to expand an <br /> existing auto repair business on the site. <br /> B. History/Past Actions <br /> There is currently an active zoning violation file on the Tiedeman's property for illegal storage of <br /> junk salvage vehicles, operating an unlicensed salvage yard and moving a residence onto the <br /> property without a permit. This property has a long history of zoning violations related to <br /> improper storage of salvage and inoperable vehicles. <br /> C. Site/Locational Information <br /> The property is located in the southeast and southwest quarters of Section 6 in the Town of <br /> Mazomanie, on the southeast corner of the intersection of Beckman and Amenda Roads. The <br /> property has approximately 1,100 feet of frontage on the south side of the east-west portion of <br /> Beckman Road, and approximately 160 feet of frontage on the east side of the north-south <br /> portion of Beckman Road(see attached map). The property is in a rural area, approximately 2 <br /> miles northwest of the Village of Mazomanie. <br /> The proposed Lot 1 is primarily floodplain and wetland (see III. C. Environmental Features <br /> below),with a small area of vacant high ground in the northeast corner. A single family <br /> residence once existed in proposed Lot 2, but that structure burned several years ago and was <br /> never rebuilt. An auto repair shop with a nonconforming residential apartment exists on a <br /> portion of the proposed Lot 3. The surrounding area is primarily cropland/pasture and non- <br /> commercial woodland. <br /> D. Other federal, state or county approvals required <br /> The applicant has not indicated whether they intend to abandon or continue to use the apartment <br /> on the proposed Lot 3. If the apartment remains, a conditional use permit will be necessary to <br /> 1 <br />
