To prohibit strip development. <br /> b. To allow some home businesses which will be reviewed on <br /> the basis of their present and probable future impact on <br /> surrounding land uses. In considering rezoning for such <br /> uses, conditions should be attached that assure : <br /> - proper business access. <br /> - visual compatibility with surrounding area. <br /> - restrictions on expansion or re-use. <br /> To rezone only the minimum area needed and use the least <br /> intensive zoning district possible. To limit the re- <br /> zoning only for the original applicant. <br /> 3. Residential Development Areas shown on the Plan Map'. <br /> a. To allow unsewered subdivisions with a minimum lot size <br /> of 20 , 000 square feet, but less than one acre in size. <br /> b. To prevent unsewered residential or commercial subdivi- <br /> sions within the extraterritorial jurisdiction of the <br /> two villages_ <br /> c. To restrict residential subdivisions requiring public <br /> sewer and water to delineated urban service areas. <br /> . 4. Conservation Areas <br /> a. All residents within the Town' will be encouraged to follow <br /> soil conservation plans and to utilize soil conservation <br /> practices. <br /> b. The Town shall encourage the management of woodlands in <br /> a way that promotes future timber and wildlife values. <br /> c. Floodplain areas and natural drainage-ways shall not <br /> be filled or altered in a way that reduces their function. <br /> 5. Resource Protection Areas <br /> a. To identify and protect the unique natural resources such <br /> as: floodplains, wetlands and woodlands . <br /> b. To insure that floodplain areas are protected from devel- <br /> opment or filling to maintain their natural flood accommo- <br /> dation capacity. <br /> Plan Implementation <br /> In order to give the plan meaning and to indicate a commitment by <br /> the Town to use the plan in making decisions , the following actions <br /> are anticipated : <br /> 1. The Town will consider adoption of the A-1 Exclusive District <br /> of the Dane County zoning Ordinance to all lands designated <br /> for agricultural preservation on the plan. Any use change would <br /> then require rezoning. It is the intent of the Town to apply <br />
