That short roadway would be ended with a 120' cul-de-sac which would <br /> provide vehicular access to both Lots 1 and 2. Significantly. the roadway and <br /> cul-de-sac are centered on the existing private driveway. <br /> The land for the roadway and cul-de-sac and all improvements thereon <br /> would be dedicated to the Town of Christiana. All indications that we have are <br /> that the Town of Christiana would be willing to accept such dedication and <br /> maintain any improvements. However. we and the Town of Christiana may also <br /> wish to defer making the actual cul-de-sac improvements until such time that it is <br /> known whether or not the street will be extended. One possible future street <br /> extension to the East to the Merg property is shown on the proposed CSM. We <br /> believe this possible future street extension joins to a planned street located on the <br /> Merg property.
