Six Standards of a Conditional Use Permit <br /> Provide an explanation on how the proposed land use will meet all six standards. <br /> 1. The establishment, maintenance or operation of the conditional use will not be detrimental to or endanger the <br /> public health, safety, comfort or general welfare. <br /> Carmen' s elderly parents will use an existing basement bedroom, bathroom, <br /> and family room area to live in. The space has a legal bedroom with a <br /> large window. The bath is a full bath with low-sill step in shower. <br /> The basement space has three possible emergency exits. The house was built <br /> in 2007 with this space, and all utilities were sized for it . <br /> 2. The uses, values and enjoyment of other property in the neighborhood for purposes already permitted shall be in <br /> no foreseeable manner substantially impaired or diminished by establishment, maintenance or operation of the <br /> conditional use. <br /> We anticipate no impact at all on neighbors. The dependents being cared <br /> for are elderly, and have a quiet lifestyle. The property was purchased <br /> with this use in mind because it offers good privacy for both residents and <br /> neighbors. Only one of the proposed residents is eligible to drive, <br /> so at most one additional vehicle will be added for light daily use <br /> 3. That the establishment of the conditional use will not impede the normal and orderly development and <br /> improvement of the surrounding property for uses permitted in the district. <br /> The conditional use will have no impact on adjacent land. No new <br /> construction outside the house is proposed. Neighbors will be able to <br /> develop or improve their property exactly as they can now. <br /> 4. That adequate utilities, access roads, drainage and other necessary site improvements have been or are being <br /> made. <br /> The house was built in 2007-08 by others and the bedroom and bathroom proposed <br /> for use were included in the design and construction at that time. The buildkng <br /> was permitted and inspected during construction. <br /> The utilities in the house are all modern, and we have observed no <br /> strain on any system even with heavy usage. <br /> 5. Adequate measures have been or will be taken to provide ingress and egress so designed as to minimize traffic <br /> congestion in the public streets. <br /> No new ingress or egress is needed. At most, one additional car will use <br /> the existing driveway. We presently have two vehicles and a 3-car garage, <br /> so adequate space for one additional vehicle exists now. <br /> 6. That the conditional use shall conform to all applicable regulations of the district in which it is located. <br /> The conditional use proposed is quiet in nature, is for the care of <br /> elderly family members, and imposes no additional burden on neighbors . To <br /> our knowledge it will meet all applicable regulations of the A-1 zoning <br /> district it is in. The covenants for the neighborhood do not address <br /> dependent living arrangements one way or another. <br />
