DANE COUNTY PLANNING AND DEVELOPMENT DEPARTMENT <br /> STAFF REPORT <br /> Petition Number: 7262 & 7263/CUP 1505 Public Hearing Date: 6/23/98 <br /> (Tyrol Basin,Inc.) <br /> I. BACKGROUND <br /> A. Request <br /> Tyrol Basin, Incorporated is petitioning to rezone 5.02 acres from A-1(ex) Exclusive Agriculture <br /> to RH-2 Residential for a residence for Tyrol Basin's business manager(Pet. #7262). At the <br /> same time,the company is also petitioning to rezone four separate parcels,totaling <br /> approximately 19 acres, from A-1(ex)to RE-1 Recreational (Pet. #7263). This action is intended <br /> to bring an existing ski resort into zoning compliance and to allow for expansion of the resort's <br /> parking lot. A Conditional Use Permit(CUP #1505) is also requested for the two southern <br /> parcels,totaling approximately 5 acres,to allow the ski slopes to be lit for night-time operation. <br /> B. History/Past Actions <br /> See detailed site history prepared by Zoning Division staff(attached). <br /> C. Site/Locational Information <br /> The property is in Sections 28 and 33 in the Town of Vermont, on the northwest corner of the <br /> intersection of Bohn Road, Johnson Road and County Highway JG. Tyrol Basin Corp currently <br /> owns property with about 650 feet of frontage on the west side of Bohn Road. This transaction <br /> would increase that total to about 1200 feet of non-contiguous frontage. The property is in a <br /> rural area, approximately 2.5 miles northwest of the Village of Mount Horeb. <br /> Approximately 80 acres of the property(including the 5 acres proposed for CUP #1505) is <br /> currently used for ski slopes,parking, lodge and ski lifts, with lights on the slopes for night <br /> operation. There is an existing residence on 8.7 acres of RE-1-zoned property owned by <br /> Reinhold. The ski resort is surrounded by hilly, A-1(ex)zoned land, with woodlands and pasture <br /> the predominate uses. <br /> D. Other federal, state or county approvals required <br /> A Certified Survey Map for the two new parcels (5.02 acres RH-2; 14 acres RE-1)proposed in <br /> the northeast of the site will be required. Any zoning change on these parcels should not become <br /> effective until after the CSM is approved and recorded. Depending on the amount of grading or <br /> filling proposed for additional parking areas or slope expansion, Chapter 14 erosion control <br /> permits and an erosion control plan may also be necessary. Zoning permits will be necessary <br /> before construction begins. <br /> 1 <br />
