The property on the west side of Highway 78 (Petition 7266)was part of a 123-acre farm in <br /> 1980, which would yield a total of 3.52 potential splits. The Town of Blue Mounds plan includes <br /> language to allow for rounding up of fractional splits, so this would yield a total of 4 potential <br /> nonfarm homesites. Since 1980, three splits have been taken (CSM 3909 in 4/7/82 and two quit- <br /> claim deeds in 1986 and 1988), leaving one split remaining. <br /> The property on the east side of Highway 78 (Petition 7835) was part of a 46-acre farm in 1980, <br /> which would yield a total 1.33, or 1 potential nonfarm homesite. Since 1980, no splits have been <br /> taken, so that split is still available. <br /> E. Public, Local Government, And Agency Input <br /> As of the date of this report,the position of the Town of Blue Mounds was not known. <br /> III. CONCLUSIONS <br /> A. Summary of main issues/findings <br /> Mr. Laufenberg's current landholdings include properties that were in separate ownership at the <br /> time the Town of Blue Mounds adopted A-1(exclusive) zoning. Under the density policy <br /> adopted by the town, each property (one on each side of State Highway 78) would appear to have <br /> one non-farm residential site available. Note that Petition 7835 (which relates to land on the east <br /> side of State Highway 78) and Petition 7266 (which relates to land on the west side of State <br /> Highway 78)would exhaust the last remaining split on their respective parcels. <br /> B. Any recommended conditions of approval <br /> Under similar circumstances, the Zoning and Natural Resources Committee has, in the past, <br /> requested deed restrictions to prohibit further development on the balance of the A-1(ex) zoned <br /> parcels. This has served to alert future landowners that no nonfarm residential sites remain under <br /> the policies of the adopted town/county plan. <br /> 2 <br />
