COMPOSITE REPORT - Page 2 APPLICATION NO. <br /> STAFF COMMENTS <br /> ZONING REVIEW <br /> Petition 7269 Ingrid&Carlo Krause, Springfield 31 -A-1EX to R-1 and RH-3 <br /> Krause's 11.25 acres is apparently an existing non-conforming A-1EX parcel,which has a"double-wide <br /> trailer home" and an old shed on it. Krause previously applied for this same rezoning in December`97: <br /> Pet#7094 was described as"Proposed Use: Divide existing parcel into 2 lots for residential use." It <br /> became VOID 4/26/98 because no CSM was recorded by the DED deadline. (Ingrid Krause told me that <br /> the letter from the City of Middleton stating that it did not exercise ETZ jurisdiction in this Section of the <br /> Town of Springfield did not arrive at Dane County Land Division in time.) <br /> Now Krause wishes to apply again to divide the parcel into a 0.86 acre R-1 parcel including the house and <br /> the old shed,and a 8.53 acre RH-3 parcel on which the Krause's propose to build a large shed(shown as <br /> existing on the CSM in the rezone file;however,Ingrid Krause assured me that the large shed construction <br /> has not been started--they had surveyor Dan Birrenkott mark the location to meet RH Zoning District <br /> setbacks.) The rezone is necessary because the combined square footage of the two sheds exceeds the <br /> maximum accessory building area permitted under A-1EX(100%of the gross floor area of the home.) <br /> REGIONAL PLANNING <br /> Petition 7269. Pending further comments at the public hearing,this petition appears reasonably <br /> consistent with adopted plan policies. <br /> This same rezoning was previously approved as Petition#7094;however,the Delayed Effective Date <br /> has expired. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> DANE COUNTY HIGHWAY <br /> OTHER <br />
