B. Su::ested Conditions of A..ro .1 <br /> The committee may wish to consider ap'roving the petition with the following conditions. Note <br /> that these conditions differ somewhat from those proposed by the Town of Cottage Grove. <br /> 1. The petition be amended to rezo e Lot 3, as shown on the preliminary CSM, to the C-1 <br /> Commercial District. Deed restrictions hall be imposed limiting the permitted uses to the <br /> following: <br /> a) Retail sales normally associated wit a golf clubhouse, but not including alcoholic beverages. <br /> b) Storage incidental to a permitted use <br /> c) Rental business, limited to those no ally associated with a golf clubhouse. <br /> 2. The A-2 lot designated as Lot 1 .n the preliminary CSM shall be deed restricted to the <br /> following uses: <br /> a) Agricultural uses. <br /> b) Utility services. <br /> 3. Prior to the issuance of any zoni g permits for operation of the clubhouse, the landowner <br /> shall apply for, and obtain, a conditional use permit from the county to allow for the single <br /> family residence currently on the propos,d Lot 3 on the preliminary CSM. <br /> 4. The landowner shall comply wit all conditions and requirements of the erosion control <br /> plan approved by the County Land Conservation Department, the Special Exception Permit <br /> approved by the Board of Adjustments . d any correction orders issued by the Department of <br /> Planning and Development. <br /> 5. The landowner shall comply wit all applicable state and local regulations, licensing <br /> requirements or laws. <br /> 6. The property shall be developed :nd maintained in accordance with the revised site plan <br /> dated 5/10/1998. <br /> 7. Within the 20 to 50 foot wide are: along the navigable stream, shown on the site plan as a <br /> buffer zone, the landowner shall maintai an undisturbed buffer of natural shoreline vegetation to <br /> meet the purposes of Section 11.04(1) of the County Shoreland Ordinance. Mowing, herbicide <br /> and pesticide use shall be prohibited in t is area, except as part of an erosion control or habitat <br /> restoration plan approved by the County and Conservation Department and the Wisconsin <br /> Department of Natural Resources, or as ecessary to abate an immediate safety hazard. <br /> 3 <br />
