Where <br /> some portion of the ground is unused for the course, we anticipate utilizing it for grain <br /> crops and hay, when that use is appropriate by grade and soil type. Other unused <br /> portions will lie fallow, as in CRP, or be planted to a variety of trees appropriate to the <br /> area. For two of the greens areas proposed for the second nine, the existing grade will <br /> have to be modified substantially to provide appropriate grade for use as greens. A <br /> halfway house or comfort station may be desirable for the second nine as well We are <br /> aware that specific additional permits will be required to undertake this work and will <br /> make such application as necessary, at that time. <br /> Dane County work, during the 9 hole initial development phase (1998-1999), <br /> will be limited to mowing existing turf grass areas for portions of two fairways, <br /> application of appropriate broadleaf weed controls to fairway areas, incorporation of <br /> additional turf grasses through slit seeding in existing turf, formation of two greens by <br /> use of existing top soil augmented, as needed, by top soil fill from pond construction <br /> elsewhere on the course, and the placement of top soil fill material,collected field <br /> stone, stacked sod, and/or timber material for purposes of leveling appropriate tee <br /> areas. Removal of existing turf grasses in the areas of the two greens will be required <br /> to facilitate planting of bent grass for the green. Use of a larger capacity landscaping <br /> tiller to incorporate topsoil fill in the green area and to prepare the seed bed is <br /> anticipated. In the course of mowing fairway areas, sections requiring additional <br /> application of top soil to improve the grade may be found. These will be top dressed <br /> as needed from stockpiled top soil fill, both initially and during use of the course over <br /> the years. The extent of this cannot be reasonably determined at this time. One plastic <br /> pipeline will be laid within a slit trench to the green located in the Primrose township <br /> parcel for purposes of intermittent irrigation of that green. This will run approximately <br /> 900' plus or minus, within Dane Co. The irrigation water will be drawn from a well and <br /> or ponds within Green Co.) <br /> All holes will be equipped with multiple tee areas to afford a variety of levels of <br /> difficulty of play. Fairways, tees, and greens will be situated and located on regularly <br /> tilled portions of the property, to minimize removal of existing mature trees. Adequate <br /> setbacks from public rights of way will be maintained for public safety. In addition, <br /> fairways fronting on public rights of way will be situated in such a way that an <br /> intentional misdirection of a shot would be required to cross the right of way. <br /> Use of drought hardy turf grass is anticipated to minimize water usage. <br /> Maintenance of wooded areas and brush islands on the property is anticipated <br /> to provide habitat for the various birds and animals currently frequenting the site. <br /> Use of the ground as it currently lies is anticipated, with minimum movement of <br /> earth to alter existing contour, except where required for greens and tee areas. The <br /> contour of the existing ground is such that imposition of sand traps will not be <br /> necessary to maintain course interest and playability. Use of grassy waste areas and <br /> grass hazards around the greens will be quite sufficient. <br /> While housing along golf course fairways can be a significant source of <br /> development dollars, no such activity is planned or called for on any of the properties <br /> of the course within Dane County, including any housing for owners or managers. 1 he <br /> principals are willing to deed restrict the land to that effect, at the time of property <br /> transfer to corporate ownership, should such permanent nondevelopment assurance <br />
