Since a golf course is a facility 1,vith an indefinite life span and since the area in <br /> which the facility is to be constructed is undergoing rapid social and demographic <br /> changes at this time, we also wish to include in this request the option to undertake the <br /> following courses of action, should they prove beneficial or necessary in the future. <br /> a. application for a liquor license (Green Co.) <br /> b. restaurant facilities and other public use facilities. (Green Co.) <br /> c. winter sports trails <br /> d. additional housing units (Green Co.) <br /> e. other recreational facilities,,e.g. pool, tennis courts (Green Co.) <br /> f. additional golf holes (Green Co.) <br /> 5. Existing residential structures Will not be included in the golf course property. <br /> (Green Co.) <br /> 6. We do not anticipate any residen ial construction within the Dane County portion of <br /> this facility, both because of the t pography of the property which is unsuited to <br /> economical residential use and beca se of the design of the course itself. <br /> Anticipated impacts on the public interest: <br /> 1. Traffic patterns <br /> Argue Road is an improved riral highway, maintained by both Green and Dane <br /> Counties, for the section serving aS frontage and access to the proposed course. <br /> While it is impossible to predict exact numbers of users of a new golf facility, the <br /> National Golf Foundation has sugge ted that the average 9 hole facility hosts 13,000 <br /> plus rounds per year, with the low b ing 4000, and the high being in excess of 20,000. <br /> That will have an impact on the utili ation rates of Argue Rd. Since access to N9603 <br /> Argue Road is closer from State Highway 69 than from Green County W, it is <br /> reasonable to assume that over half of the additional travel will be from the north entry <br /> point on Argue Rd. <br /> Various delivery vehicles will be used by the golf course; however, we do not <br /> anticipate that the volume of this us ge would exceed the daily visits of the milk truck, <br /> delivery of feed stocks, or shipment f grain from the farm. <br /> Visibility at the course entry w II be improved by removal of brush. <br /> Additional improvements tote existing roadway beyond what will be required <br /> for already existing housing developrnents on Argue Rd. are not likely be to required. <br /> 2. Wetlands <br /> There are no identified we land areas within the proposed course. The <br /> additional ponds will provide additio al habitat. <br /> 3. Impact on Flora and Fauna <br />
