Dane line in the New Glarus and Belleville areas. The east side of Argue Rd. already <br /> has three subdivisions. A fourth subdivision, comprising twenty additional lots is under <br /> construction less than a mile south of the entry to the proposed course. For Argue Rd., <br /> between Green Co. W and State 69, farming has ceased to be an issue of concern for <br /> land use conflicts. It is 100% grain, primarily soybean/corn rotation, with the <br /> concomitant pesticide, herbicide, and high concentration fertilizer usage of modern <br /> agriculture, but minimal impact on traffic patterns. <br /> 7. The proposed golf course is posited as a means of providing an ongoing <br /> income from the property, as an alternative to sale of the parcels for residential <br /> development, which would be in keeping with the surrounding properties. The <br /> immediately adjoining landholders have posted no objection to the presence of a golf <br /> course. The Village of Belleville, when asked by Dane Co. to comment on the <br /> presence of a golf course within its extra territorial jurisdiction, approved it without <br /> reserve, particularly since no facility of its type exists in close proximity to Belleville. <br /> 8. The principals of the Argue-ment Golf course will be living on the site, <br /> drawing their water from the aquifer and working on the facility. I cannot think of a <br /> more personally committed identification with the environment. In that context, <br /> environmental degradation is personally life threatening. We indicated in our original <br /> application and reiterated in the follow up materials provided both staff and committee <br /> membership in May 1998 that we were willing to compromise to some extent on the <br /> "perfection" of the appearance of the course in order to minimize the impact on the <br /> environment, by pesticide, herbicide and fertilizer. Based upon our experience in <br /> establishing portions of the course in Green Co. to date, our utilization of chemicals <br /> and fertilizers will be a fraction of what would have been used in the cropping of the <br /> same ground. That is our environmental commitment! This is our home, not just our <br /> business. In addition, there is the rural lifestyle commitment to the neighbor. You <br /> protect and improve your neighbor's property and business! <br /> 9. Utilization of the Dane Co. parcels as defined for the Argue-ment golf course <br /> would also preclude development of housing units in the Green Co portion of the <br /> course, because of the design considerations of the course layout. As noted in our <br /> response to staff comment, provided to the committee and to staff in May 1998, <br /> additional wholly owned properties in Green Co. will be treated with a right of first <br /> refusal for purposes of future acquisition by the corporation formed by the principals to <br /> operate the course. That will serve to limit housing development on an additional 55 <br /> acres, within Green Co. <br /> 10. If the Dane Co. parcels are not available to the Argue-ment golf course, the <br /> Green county side of the course will realize the potential of multiple lots for rural <br /> residential development. Given the damage done to the design of the course by the <br /> lack of the Dane Co parcels, these lots will be essential to the economic life of the <br /> principals of Argue-ment golf and will be offered for building use to the full extent of <br /> Green Co regulations. <br />
