VII. ADDITIONAL COUNTY APPROVALS REQUIRED <br /> Proposed lots cannot be created until a certified survey map is approved. County zoning and <br /> sanitary permits would be necessary before any residential construction could take place. <br /> VIII. SUMMARY AND CONCLUSIONS <br /> The proposed lot configurations contain surveying irregularities that could pose problems if the <br /> land in question is ever sold. These irregularities should be corrected as part of the certified <br /> survey map approval process. Depending on how this issue is resolved, the proposed lots may <br /> conflict with the minimum lot size requirement for the RH-3 zoning district. In any event, the <br /> RH-3 district requested for the prairie preserve area seems inappropriate for the proposed use. <br /> Furthermore,the property currently exceeds the density standards for land within an agricultural <br /> preservation area as defined in the Town of Verona Land Use Plan. This proposal would <br /> exacerbate that inconsistency by creating one, and possibly two, additional building lots. <br /> If the committee chooses to approve the petition,the following conditions would adequately <br /> address the above concerns: <br /> 1. Eliminate Lot 2 to maintain current residential densities. This area could be either attached <br /> to one of the adjacent lots, or designated as an outlot and appropriately deed restricted. <br /> 2. Amend the petition to rezone the entire Lot 1 (prairie preserve area) to CO-1. <br /> At the Committee's request, the Department of Planning and Development will be happy to draft <br /> appropriate language to this end. <br />
