Dane County Zoning and Natural Resources Committee and Dane County Board <br /> Follow up comments regarding zoning petition 7195. I A.v e_, <br /> The basis of the objection to our rezoning is based on false characterizations and faulty <br /> reasoning. <br /> 1. Under current Al Exclusive Zoning we are allowed to use this land for agricultural <br /> uses including roadside stands. A greenhouse operation also falls under this zoning. <br /> 2. Under R-3 zoning(our house parcel)we are allowed to operate a home occupation as <br /> per 10.01(25). This is done currently out of the house. <br /> 3. What we are excluded from doing is to locate the office in an accessory building or to <br /> resell products not produced on the farm. It is for these activities that we seek the <br /> zoning change to C-1. <br /> 4. No activity will take place at this site which cannot now in essence take place. We <br /> can have an office at this site(our house) and we can set up to sell greenhouse grown <br /> plants, cut flowers or vegetables produced on the farm. <br /> 5. This land currently has no deed restriction on it because of an apparent error at Dane <br /> County Zoning. The previous owner agreed to deed restrict the remaining <br /> farmland to not allow further residential development on the farm this was <br /> before we purchased this property and we had no involvement in it. The restriction <br /> was inappropriately placed upon the 6.4 acres we purchased and not the remaining <br /> farm. Dane County Zoning is in the process of correcting this. <br /> 6. It has been stated that there is concern that this will change the rural character. It is <br /> curious that the Gottschalks are concerned about an agricultural based business <br /> changing the rural character but voiced no opposition to a Wisconsin Electric <br /> Substation being built there in 1994. Enclosed is a map showing where that <br /> construction was proposed along with information from the Public Hearings, which <br /> the Public Service Commission held in Marshall. You will not see the Gottschalks <br /> name listed in these documents opposing this project. Nor will you find any other the <br /> other people who signed the Gottschalks petition. If any change in this area has <br /> changed the rural character it was the construction of the Gottschalk house on a hill in <br /> the middle of a farm field. We openly spoke out against this and this we believe is the <br /> real basis for the Gottschalks current opposition. <br /> 7. It is obvious that the Gottschalks have no idea what I do for a living. They have <br /> written that most of my business is in Madison and that I should look there for an <br /> office. My Appraisal activities are limited to work as a municipal assessor. I currently <br /> work for nine municipalities in Jefferson, Sheboygan, Sauk, Green and Dane <br /> Counties. I commute extensively to carry out my business. I do not work in Madison <br /> at all as they have a full time assessment office. <br />
