a <br /> Dane County Zoning Committee <br /> Petition 7199 <br /> Response to Regional Planning Staff Comments Items 1 thru 5 and notes. Composite Report <br /> is attached for your reference with the stated concerns. They are as follows: <br /> 1. Most of this land (80%) according to the application) is cropland. <br /> This land has been farmed as cropland in the past regardless of the type of soil. As much <br /> of the land as possible was worked to produce corn or in some of the area help keep the <br /> land from growing up in weeds. Each of the two parcels have areas that are not prime Ag <br /> land. The parcel south of Hwy 19 has about 1/3 of it's area that was used to provide the <br /> gravel for state Hwy 19 when it was built. This area is mostly gravel stones and has a <br /> light area of clay soil over the top. This area would be perfect for a future home due to the <br /> poor soil type and the site would be higher than the rest of the area. This site could use <br /> the existing access driveway that was graveled for the construction dump trucks when <br /> Hwy 19 was built. The State Hwy Dept. installed a permanant driveway when completed. <br /> The parcel north of Hwy 19 which is also along Jacoby Rd. has several sites that are not <br /> prime Ag land that could be used for a building site if so desired. One area could be <br /> where the old farm buildings use to be at the corner of Hwy 19 and Jacoby Rd. , again the <br /> state installed a permanant drive here, another could be along Jacoby Rd. to the north <br /> where the soil is mostly clay and more sloped or even to the northwest corner of the <br /> parcel where the land is definitely not prime Ag which is sloped as well. Non of the <br /> sloped areas would be too steep for building and following the Town of Berry's plan. <br /> 2. Parcel size. <br /> The parcel to the south is less than 35 acres , therefore non-conforming A-1. This would <br /> bring that parcel into proper zoning. <br /> The parcel to the north is less than 35 acres due to selling land to the Town of Berry for <br /> a new town hall. Rezoning to A-2 would be proper for this remaining land. <br /> Both parcels are divided by a public road and are already separate parcels. <br /> 3. Parcels abut public roads. <br /> As mentioned in number 1, the south parcel already has an access driveway and has a <br /> gravel base going to the building site. The north parcel has an existing driveway off Hwy <br /> 19 to where the farm buildings used to be. Access could also be off of Jacoby Rd. <br /> 4. Prime farmland. <br /> The areas that would be considered for home sites would not be located on prime farm <br /> land . <br /> 5. Wetlands <br />
