Seek a variety of methods, including zoning, site planning,private initiatives, <br /> acquisitions and cooperative plans with landowners to achieve preservation of <br /> the area. <br /> 6. Recognize that the valley is designated as a priority watershed by the state of <br /> Wisconsin." <br /> Staff Comments Related to Dunlap Creek Valley Goals: <br /> 1. This is a wooded hillside, previously rezoned for non-farm use. Rezoning this site to the more <br /> intensive C-1 commercial district would conflict with the goal of not encroaching on farm <br /> operations, unless there are conditions which limit the extent and intensity of commercial use. <br /> 2. The existing buildings are set back into the wooded hillside. If any C-1 zoning is granted, there <br /> needs to be conditions on a site plan with very limited, if any, further building development to <br /> preserve the character of this area. <br /> 3. If any C-1 zoning is granted, there needs to be specific limits on the magnitude of the business <br /> and any non-family employees. <br /> 4. This is a very narrow, curving town road. If any C-1 zoning is granted, there needs to be <br /> specific limits on the amount of traffic associated with this business. <br /> 5. As stated above, it is questionable whether the proposed (existing)use is consistent with these <br /> goals and policies. <br /> If this use and C-1 zoning can be mitigated to the satisfaction of town/county policy makers, <br /> there needs to be a specific site plan with specific limits on the use. <br /> Another method of dealing with the future expansion could be to rezone the entire site A-2(4) <br /> and rezone the specific building used for business to C-1. <br /> 6. Because this is a priority watershed and a scenic valley by plan policy, there needs to be careful <br /> limits on any proposed development. <br /> We note the conditional use permit is needed for the house, only if the balanced of this site is zoned C- <br /> 1 as requested. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> DANE COUNTY HIGHWAY <br /> OTHER <br />
