March 23, 1998
Dane County Zoning&Natural Resources Committee
Dear Committee Members:
We are writing this letter requesting the rezoning of three acres for the construction of
our new residence. We currently own approximately 46 acres in the 6200 block of
County Highway TT in the Township of Medina(parcel number 18-0812-054-95(3-0).
The proposed building site is located on the northern end of the property. The building
site borders an abandoned gravel pit, and utility easement. L
SQL` %.P-
The house we are proposing to build will be a ranch style with an exposed/walkout S
basement. The footage will be approximately 3000 square feet, with an attached garage.
The house will be a 2x6 structure with a brick front, and vinyl siding. A conventional
septic system will be used on the site, as a perk test allowed for this. Our plan is to break
ground, start construction in July 1998, and finish construction in the fall of 1998.
Since acquiring the property in March of 1997, we have made several improvements.
Last spring we planted approximately 3000 pines and hardwoods, with the intention of
replacing the many box elder and willow trees currently on the property. We have almost
completed the clean up of scrap metal, and other miscellaneous garbage located in and
near the former gravel pit. We also have started removal of trees and other debris _ - Lie
cluttering and obstructing the normal flow of the Maunesha River running through our c
property.
It is our long-term goal to continue cleaning-up along the river, while managing erosion
control. We also plan on planting more trees in the coming years. The remaining acres
of the parcel are currently being rented to the Waddell Farms under a long-term lease. It
is our intentions to keep the remaining acres as farmland, and continue to rent it to the
Waddells.
We hope that this letter gives you an idea of our intentions regarding the property. We
believe the proposal will only improve the property, and falls into the guidelines of
development in the Township of Medina, and Dane County.
Sincerely,
Lee and Justine Hellenbrand
P.O.
