No new buildings, structures or facilities may be constructed <br /> on the Property, except upon approval of the Board and Dane County <br /> approving authorities, and only after site plan and design review <br /> approval by the Town of Westport and the Dane County Zoning and <br /> Natural Resources Committee. <br /> 5. 8ignage and Lighting Restriction. Use of signs on the <br /> Property shall be limited to one sign the size and location of <br /> which shall be approved by the Board, which approval hereby now <br /> only includes the currently existing sign not to exceed 10 feet by <br /> 13 feet to al].ov for advertising of on-premise use only. One <br /> additional sign :o allow for advertising of on-premise use only <br /> shall also be permitted on or immediately in front of the exterior <br /> of the existing, main building as well as signs incidental to the <br /> use of the parking lot and driveway, provided that the design and <br /> location of such signs shall require approval of the hoard prior to <br /> the placement of such signs, which approval shall not be <br /> unreasonably withheld. Exterior lighting on the Property is hereby <br /> limited to such lighting as is reasonably necessary to safely <br /> accommodate permitted uses which do not conflict with the <br /> restrictions in paragraph 2 (g) , above, providing that any lighting <br /> which exceeds the currently existing two lights shall require prior <br /> approval of the Board, which approval shall not be unreasonably <br /> withheld. <br /> 6 .
