Environmental features <br /> Two forks of an intermittent tributary to the East Branch of Blue Mounds Creek run through <br /> 72-acre farm parcel (Parcel B)from north to south. The banks of the stream are steep slopes the <br /> p ( <br /> 12%) with large areas of erodible soils. In the 23 acre parcel south of Mayflower Road <br /> (Parcel <br /> C), there are some steep slopes and erodible soils in the wooded portions of the lot and in <br /> narrow strip near the road (see map). Any future construction or driveways in these areas should <br /> avoid these soils or take appropriate erosion control measures to avoid erosion problems. <br /> There is a six-acre block of dense woods in the southeastern corner of Parcel C, part of a <br /> larger area of contiguous woodlands. p much <br /> D. Site and Nei:hborhood Plannin' Issues <br /> Mr. Walstad has indicated that he has no immediate plans for further development on any o f the <br /> three proposed lots. Assuming the petition is amended to leave the 72-acre Parcel B in A-1(ex), <br /> and Parcel A continues to contain the old farm house, only Parcel C would be available for future <br /> development. Although not required for a rezoning petition, a site plan showing ture <br /> building sites would help avoid erosion and runoff problems if the parcel is ever developed. <br /> III. CONCLUSIONS p <br /> If the petition is amended to leave the 72-acre farm parcel in the north and east of the site in A- <br /> (exclusive) zoning, the proposal is reasonably consistent with the town land use plan, county 1 <br /> ordinance and other adopted county plans. <br /> The committee may wish to have the petition amended to only rezone the two lots shown on t he <br /> p <br /> draft CSM (Parcels A & C on sketch map), and to deed restrict the balance of the property to <br /> alert future landowners that no further land divisions are permitted. It may also be appropriate to <br /> require that any future development on the 17-acre parcel south of Mayflower Road aoid the <br /> areas shown as erodible soils. <br /> 2 <br />
