COMPOSITE REPORT-Page 5 Application No. CUP 1457
d) Locations and specific layout of parking areas, including those provided on
grass. The zoning ordinance indicates that no designated parking spaces
may be used for any other purposes(i.e. outdoor training, drainfield). The
applicant is also asked to provide more detail on how many customers and
employees may be on the site on a regular basis and at any one time.
3. Will the conditional use conform to all applicable regulations? Initial submitted
information and FEMA maps suggest that parts of the proposed buildings may be
within the floodplain. There may also be issues with conformance with well spacing
requirements. Again, a revised site plan could address whether regulations are met.
G. No documentation of Town of Sun Prairie action on this request was available at the
time of writing.
III. SUMMARY
A. The proposed expansion of the kenneling/training operation to accommodate up to 100
dogs is reasonably compatible with the existing use of the property and the surrounding
area, provided that there are adequate protections for adjacent properties (noise, odor,
pests). There is also an issue associated with the locations of the proposed buildings
compared to mapped floodplain and well location. A more detailed plan submittal and
project description(along with specific conditions of approval) could help address
outstanding issues.
B. The Committee may wish to defer action on this request until town action is received and
a more detailed site plan and project description is submitted, consistent with the
requests in Section II(F) above.
