Density Study Summary for Rezone # 7054, Wolf <br /> October 1997 Public Hearing <br /> The land being considered for rezone was under the ownership of <br /> Frederick Wolf at the time of A-1 Ex adoption by the Town of Mazomanie <br /> (3/29/79), consisting of approximately 120 acres (see map). The 80 acres on <br /> the south side of Hudson Road have been annexed to the Village of Mazomanie. <br /> On the remaining 40 acres, no splits have occurred. <br /> Communication with staff from Dane County Regional Planning <br /> Commission indicates that the Town Land Use Plan for Mazomanie does not <br /> refer to annexation of lands and its relevance to density issues. Staff from <br /> zoning and property records have come to the conclusion that no splits have <br /> occurred on the land in the village of Mazomanie, consisting of 77.5 acres. This <br /> land was annexed to the village in August 1996. <br /> There is an existing area on the northern 40 acres in the Town of <br /> Mazomanie that is zoned RH-1 (Rez#2328 - date of rezone September 15, <br /> 1979), which became effective after the Town adopted exclusive agriculture. It <br /> appears from the aerial photos that a home is located within the RH-1 zoned <br /> area. <br /> There are two possible scenarios in this case. The first would be to only <br /> include the northern 40 acres for calculating possible splits, which would allow <br /> one split, without accounting for the 80 acres lying in the Village of Mazomanie. <br /> The second possible scenario would be to look at all 120 acres, both in the <br /> Township and in the Village, which according to Tom Smiley (see RPC staff <br /> comments) would allow for three residential lot divisions in total. <br />
