i <br /> Land Use Policies for the Agricultural Preservation Area Category <br /> 1 . Lands to be included in this Category are those areas with productive farm operations <br /> including lands historically exhibiting good crop yields or capable of such yields; lands <br /> which have been demonstrated to be productive for dairying, livestock raising and ': <br /> grazing; other lands which are integral parts of farm operations; land uses for the <br /> production of specialty crops such as mint, sod, fruits and vegetables; and lands which { <br /> are capable of productive use through economically feasible improvements such as irrigation. <br /> 2. The maximum residential density in this Category is one dwelling unit per 35 acres of rli <br /> contiguous land owned at the time of adoption of this Plan. Each parcel that is not <br /> contiguous to the balance of the farm shall be treated separately in the density <br /> 1_I',!..1.,..1;1. <br /> computation. In order to prevent the occurrence of multiple land divisions by <br /> successive land owners, this density limitation shall run with the land; shall be <br /> cumulative; and shall apply to those persons or entities owning land within the Town <br /> on the adoption of this provision, and to their grantees, heirs, successors and assigns. <br /> The density limitation established by this policy shall be applied until further study <br /> indicates a need to amend the Plan. <br /> Land Use Plan Amendment Standards and Criteria <br /> 3. Any proposed changes in the Land Use Plan Category designation from the Agricultural <br /> Preservation Area Category to any other land use category shall only be considered by <br /> the'°'Town if all of the following criteria are met: ; <br /> ,.-a). -w Land does not have a history of productive farming activities or is not viable for <br /> n ['; <br /> long-term term agricultural use. ,- <br /> b). The land is too small to be economically used for agricultural purposes or is <br /> inaccessible to the farm machinery needed to produce and harvest agricultural <br /> products. <br /> z <br /> c).a The land is located such that there would be minimum conflict with the <br /> surrounding agricultural uses. �'s <br /> E`. <br /> d). '--` The land does not include important natural features such as wetlands, _ <br /> floodplains, steep slopes, significant woodlands, etc. which would be adversely i <br /> affected by non-farm development.
