The subsistence level dairy operator will be retired at the end of 1997 and dairy fanning <br /> discontinued. <br /> This land is the final phase of the American Heritage development plan. This fifth phase <br /> has been pending since 1991-1992 through this period the Town conducted several <br /> review meetings and has directed that these reports and other data be provided for their <br /> consideration. <br /> From 1993 through early 1996 the Town went through the re-drafting of the Town Land <br /> Use Plan process involving extensive public hearings with regional Planning Commission <br /> reviews and approval. Plan adoption by the Dane County Board was done in 1996. <br /> These lands are one of two areas designated as appropriate"residential in-fill" areas in <br /> the Township of Cottage Grove. The other area is currently being final platted. <br /> The Town, has a plat criteria item in their subdivision ordinance which directs residential <br /> plat phases be restricted to about 20 acres at any given time. <br /> The public homebuyer needs to know the development sequence and how the fmished <br /> plan will look when it is completed. It is prudent public planning to develop and provide <br /> this overall design to coordinate the small staged series of final plats into a coherent <br /> neighborhood plan. <br /> It is evident from our marketing records and the public building records that the public <br /> market need is significant and has not been met adequately for several years.
