Marshall, WI 53559 August 18, 1997 Dane County Land Regulation and Records Room 116, City County Building Madison, WI 53709 To Whom It May Concern: This is a Letter of Transmittal for an application for a Conditional Use Permit for the property legally described as Lot 2(see attached). The proposed uses of the property include: the residence of the Knipfer family,a barn with three of the Knipfer's personal horses,a veterinary clinic and a dog/cat boarding facility. The time schedule for the proposed building changes is as follows: the residence and boarding facility will begin construction in Spring of 1998. The veterinary clinic construction will follow within the next year as soon as the boarding income becomes established and reliable. Although the property is currently zoned A-1 Exclusive,it is not suitable for farming as it is saturated with large boulders and floods in the spring in the low area. The current owners have attempted to rent it as farm land,but none of the local farmers have been interested for,the past eight years. This construction plan does not significantly alter any of the neighbors'view of the cpuntryside. All possible precautions will be taken in the design and construction of the facility to minimize any disturbance of the neighbors' by animal noise. Dogs with barking tendencies will be restricted to the insulated,indoor only runs. Improved veterinary services for the community will be possible with an on-site veterinarian. There is a very high demand for a professional boarding facility in this area as indicated by impromptu surveys of the clients of the Marshall Pet Care Clinic,Marshall, WI.
