I believe this wording will <br /> accomplish the objectives of the subcommittee. I will, of course, be happy to assist if the committee <br /> wishes to use alternate language or to deal with concerns not addressed here. <br /> FINDINGS OF FACT: <br /> Regarding Petition# 7110, seeking to remove deed restrictions limiting the use of property in the Town of <br /> Roxbury to a seasonal mobile home park use,the Zoning and Natural Resources Committee finds the <br /> following: <br /> 1. Conversion of the property from seasonal to year-round use represents a significant change in the <br /> intensity of the land use. <br /> 2. Year-round use of the property is likely to lead to more and larger permanent structures, greater <br /> impervious surface area and significant changes in the hydrology, vegetation and character of the <br /> immediate shore area. <br /> 3. Without additional safeguards,these changes to the character of the immediate shore area would <br /> likely result in degraded water quality, increased risk of erosion and water pollution, loss of aquatic <br /> and wildlife habitat and negative impacts to the natural scenic beauty and the unique and sensitive <br /> environmental features of Fish Lake. <br /> 4. The fluctuating and uncertain water levels of Fish Lake could pose a hazard to permanent structures <br /> located near the shore. <br />
