The Bauers will be rezoning 2.073 acres from A-2 to A-2(2)for the sale of a <br /> home and rezoning 24 acres from A-2 to A-1 EX to combine with 35 acres for the <br /> purpose of establishing a farm and homesite. Preliminary approval was given, even though <br /> it violates the Town Land Use Plan, because we understand it is allowable per Dane <br /> County Code of Ordinances. It would be a waste of valuable time for all concerned to <br /> deny this request since we are superseded by County Ordinance. <br /> Our concerns regarding this request are as follows: <br /> 1. Does not meet the density requirement of one residence per 35 acres in our Town Land <br /> Use Plan. <br /> a. There will be two homes on 61.6 acres. <br /> b. The density is limited to one residence of farm owned as of June 6, 1978. <br /> c. The acreage on June 6, 1978 was 61.6 acres. <br /> 2. New home will be located on Al-EX land. <br /> 3. Qualification for substantial income requirement. <br /> a. Only 24 (approximately) of the 61.6 acres are tillable soil. <br /> b. Plan to rent storage space in existing shed and use income received towards the <br /> substantial income requirement. <br />
