i NI- I ,
DATE: January 27, 1998 i L; ``. L.: _,
t
f [ [ rE8 -, l'
21998
TO: James Van Deurzen, Chair
Dane County Zoning and Natural Resources Committee D.C. PLC I r ` ''
ZONING JIVISIn
SUBJECT: Request for re-zoning of Zeman property off county highway Y in
Town of Roxbury
WRITTEN TESTIMONY FROM: Otto and Jane Cordero
7140 Highway 78
Sauk City, WI 53583
Town of Mazomanie
AGAINST THE ISSUE: Being property owners who abut the Zeman property at their
southwest corner, we oppose their request to subdivide. The
Zeman's no longer reside on that property and will not have to watch
the possible detrimental effects of their request as seen by some
neighbors. Development south of county Y, between highway 12 and
highway 78 has been limited to this point, with residences there being
located on lots approximately 5 acres and larger. The `rural"
component of this area along with the belief that neighboring lots could
not be subdivided into plots less than their current size greatly
influenced our decision to move here 41/z years ago. Allowing one
property to divide into smaller plots now would open the door to the
possibility of smaller divisions of more of the land area within the
boundaries of Taylor Road, county Y,highway 78 and Black Hawk
Ridge Recreation Area, thereby increasing development density.
Increased density of housing in this area would not only decrease our
expected quality of life, but would also, we feel, have a detrimental
effect on the Blackhawk Ridge area which as part of the Wisconsin
Riverway is to be preserved for it's natural beauty and historical
significance. The possibility of increased housing density, immediately
adjacent to the area of Blackhawk Ridge's most historical area would
adversely impact the public's natural experience and enjoyment of this
relatively untouched land.
We ask that you give consideration of these issues in opposition to
the proposed request as you deliberate this matter. Thank You.
.".--)._)\L an A \c i,ill- .-/C/.1 QICLILC
