FCE I ; s^ GY r
TO: Dane County Planning & Development .. `
Zoning Division `.
Twenty-five years ago when the 120 acre Fred Reber farm was divided
into parcels, it was decided by the parties involved that this
should be a low density development to preserve as much of the
quiet and scenic beauty as possible . For that reason the minimum
lot size was established at 5 acres although many lots, including
ours, were larger. In total only 11 houses, including the original
farm house, have been built on that 120 acres . Now the serene
setting and natural beauty that we chose as the setting for our
home is threatened by Margo Zeman' s wish to sub-divide her five
acre lot so another house can be built . This would set a precedent
that could eventually lead to perhaps as many as 60 houses being
built on the area, all of them unsewered. We feel an unsewered
development of that density would be disastrous for the ecology of
the area and we hope that Dane County will deny the request for re-
zoning. There is a development plan in place for Roxbury Township.
We feel that future development in this area should be in
accordance with this plan developed over many years by Roxbury town
boards .
As someone who has owned this parcel for many years and who knew of
this restriction when she purchased her lot, I would have hoped
that Ms . Zeman would have respected the spirit in which this
agreement was made. Now that she has moved to another area with
more acreage, it seems that she no longer feels the need to honor
this agreement .
The majority of neighbors in the area who will be affected are
opposed to this sub-division, as are we.
Sincere ,
4tephe C.
