Since the proposed development consists of a mixture <br /> of residential and commercial uses a proportion of daily trips generated would be internal to the <br /> site. ITE cites limited data from various sources showing that the internal capture trip rate is <br /> between 12 to 20 percent for all daily trips and 52 to 66 percent for all commercial trips. Thus of <br /> the total 242 trips generated 39 are internal trips(that is 16%of total)thereby reducing the ADT <br /> to 203 trips. <br /> For the commercial component since this is only neighborhood shopping and office area <br /> we have used 50 trips per 1,000 square feet of gross leasable area(GLA)per 1TE_ 12,000 SF GLA <br /> times 50 trips/day equals 600 trips/day. From this number we subtract 39 internal trips generated <br /> by the residential component. There would be then 561 commercial trips generated. <br /> For the convenience store component we have used 322 trips per 1,000 square feet net <br /> retail area ADT. Thus 322 trips times 2,700 square feet equals 837 trips ADT. <br /> The majority of the commercial trips to a small neighborhood center such as YAHARA <br /> CROSSING CENTRE, per 1TE,would be pass-by and diverted linked trips,that is trips that are <br /> already on CTH"M"and adjacent roadway system. Based on the 1TE nip generation report, the <br /> proportion of pass-by and diverted linked trips is estimated at 85.6%of the total trips.Thus of the <br /> 1040 total commercial trips to YAHARA CROSSING CENTER only 150 trips would be primary <br /> trips not captured from the adjacent roadway system <br /> The total potential trips generated.by YAHARA CROSSING CENTRE are 353 trips <br /> ADT which will be added to the current traffic on CTH"M" <br /> In the above calculations we must take into account traffic produced by three recent <br /> developments adjacent to this site and the existing single family homes on Blue Bill Park Road. <br /> How does our shopping and office area impact on the existing and future planed residential units? <br /> In this case because of the total absence of shopping in the area such traffic is significant in <br /> rnn1 <br />
