High Point Road <br /> Middleton, WI 53562 <br /> RE: Conditional Use Permit Application #1479 <br /> Dear Mr. Ladopoulos: <br /> Thank you for the revised Yahara Crossing Centre Site Plans you brought in recently. <br /> After reviewing these plans and the CUP application file, we ask you to submit further <br /> information on or consider the following issues: <br /> FLOOR PLANS: Please provide revised floor plans for the buildings shown on the <br /> revised site plans. These should include a list of the number of efficiency, studio, one <br /> bedroom, two bedroom, and three or more bedroom apartments in each building (for lot <br /> area and density compliance calculations.) Please show the number and dimensions of the <br /> parking spaces in the lower level of each building, and the distance between the two lanes <br /> of parking spaces south of the buildings. Floor plans for the convenience store are also <br /> needed to determine if the number of parking spaces shown for this building are adequate. <br /> SITE PLAN: Please show the number and dimensions of parking spaces, and the <br /> dimension between lanes of parking spaces or between the parking space and the opposite <br /> edge of the useable portion of the traveled pavement, as appropriate. The dimensions of <br /> parking spaces and traffic lanes must meet the standards of Section 10.18(1) and the <br /> recommended design standards (copies enclosed.) Please show how loading and unloading <br /> space will be provided for the business-use areas of each building as required in Section <br /> 10.18(4)(a). For the convenience store, show a loading and unloading area. <br /> LANDSCAPING: You should consider providing fairly extensive landscaping and <br /> berming along the entire southerly edge of the subject property. The compatibility <br /> between the proposed uses and the existing residential uses to the south will likely be an <br /> issue with review of this conditional use permit. Please indicate type and sizes of all <br /> landscaping and berming. <br /> SETBACKS: Although the dimensions shown for setbacks from Willow Road appear to <br /> be in compliance, no dimension is shown for the setback of the nearest portions of the <br /> north side of the buildings from the right-of-way of County Highway M. The minimum <br /> setback is 42 feet; the scaled setback is 41 feet. Please indicate the required setback <br /> dimension on the site plan. <br /> c• <br />
