A main issue is the proposed access to the lots for three reasons: the use of a private <br /> road instead of a town road, the high slope of the road and driveways, the necessity of <br /> crossing the creek and the lack of planning ahead when providing services to "inland" <br /> areas. <br /> The use of a town road would avoid having odd shape lots which result in 4.8 acres <br /> of"flag" areas and would be a better solution from a safety perspective. <br /> The high slope would exacerbate the erosion factor and is more visible. <br /> The crossing of the creek will increase the amount of impervious surfaces usage and <br /> will directly drain into the creek. <br /> The lack of planning ahead town roads before the farms were divided has <br /> handicapped the opportunity for providing a better access to the `bluff to be built <br /> upon' without crossing the creek. For instance, a solution to avoid crossing the creek <br /> would have been to provide access from the west side, from county KP, by elongating <br /> the dead end of the town road Scott Reeve Road.
