In terms of number of splits, the original farm consisted of 152 acres and therefore, <br /> according to the town plan, was entitled to four splits. The present owner has 106 <br /> acres. A transfer of land of approximately 46 acres was done after the plan's <br /> adoption(1981). A house was built on that split. If the applicant does use the three <br /> splits, no additional splits will remain in the rest of the property nor in the adjacent <br /> property that was part of the original farm. <br /> F. There are 78 acres of cropland and 18 acres of pasture according to the records of the <br /> Land Conservation Office. The top of the bluff is cropped.The Town Board has not <br /> acted on the proposal. <br /> III. SUMMARY <br /> The proposal in question presents many environmental and planning issues such as the <br /> vicinity of a creek tributary to Black Earth Creek,the high slopes in the area to be built <br /> upon and the lack of provision of a town road. A detailed site plan should be provided <br /> with roads, driveways and slopes. <br />
