This proposed residential parcel appears to conflict with the following town/county policy in the <br /> Town of Pleasant Springs: "The density is limited to one residence per 35 acres of farm owned as of June 6, 1978. <br /> (This is the date when Exclusive Agricultural zoning was enacted in Pleasant Springs.) <br /> This site appears to have been less than 35 acres in 1978,and had a farmhouse.The applicant indicates he has <br /> razed the old farmhouse on the larger A-2 parcel.This would provide a rationale for a new home on the A-2(2) <br /> parcel at the road intersection. <br /> However,the applicant also indicates the desire to build a new house on the larger A-2 parcel. Some town plans <br /> allow for division of such substandard parcels;however,Pleasant Springs does not. <br /> The relevant town/county policy is: <br /> 5. To allow development of a home on each preexisting parcel under 35 acres in the <br /> Exclusive Agricultural areas provided that it was a separately recorded parcel as of <br /> June 6, 1978, and has suitable soils for a septic tank soil absorption system. <br /> Comment: There are numerous non-conforming parcels in the AG Preservation Areas, <br /> many with homes already built. There is a provision in the Dane County Zoning <br /> Ordinance A-1 Agricultural District(Exclusive)to allow one house per such non- <br /> conforming parcel. <br /> Thus,the plan is clear that there can be one house on this 29-acre parcel,but not two. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> DANE COUNTY HIGHWAY <br /> OTHER <br />
