Said described parcel contains <br /> 41.2848 acres. <br /> USE STATEMENT: The project being proposed is a Single Family Residential Development, <br /> consisting of thirty seven(37) large single family lots and associated open space/environmental <br /> corridors. This forty one(41 +/-) acre development is adjacent to the existing Carriage Ridge <br /> Subdivision an is in total conformance with the Towns central core of residential development <br /> and with the Towns' Amended Land Use Plan. The parcel is serviceable by the Town of <br /> Westports Sanitary and Water Utility Districts and development of the proposed project would <br /> commence upon securing all required Town, County and State approvals. <br /> ZONING CHANGES: The parcel is currently zoned A-2 with deed restrictions, and we are <br /> requesting approval of an R-1 zoning to conform with the Town Board Resolution # 97-1, <br /> designating the subject parcel as a Single Family Residential Development District. <br /> It has always been the intent of the Town to maintain contiguous residential growth <br /> readily serviceable by sanitary sewer and municipal water. As such, when the Carriage Ridge <br /> Subdivision was approved and developed,the owners/developers of Carriage Ridge Subdivision <br /> were required by the Town to develop a water supply system at public/municipal standards so <br /> that the Town would be in a position to create a Water Utility District owned and operated by <br /> the Town of Westport and provide the Town with municipal water. In May of 1996, the Town <br /> entered into a Well Agreement with Carriage Ridge where by the Carriage Ridge Well would <br /> be part of the Towns' municipal water supply system (Well #1) - which is now operational. On <br /> March 4, 1996, by Town of Westport Resolution No. 95-66, the Town incorporated and <br /> included the Carriage Ridge Addition property into the Town of Westport Water Utility District <br />
