The land is landlocked. The FEMA maps show that <br /> approximately 85% of the 46 acres fall within the 100-year floodplain. The ordinances <br /> require to maintain 300 feet from the floodplain boundary. The agreement proposes prohibiting any future residential development on 35 <br /> acres of the 46 acres in Deerfield. To avoid any potential confusion in the future over <br /> development rights, it would be preferable to restrict any future development on the <br /> entire 46 acres. <br />
