. <br /> • <br /> residence(s), (ii) not more than one-quarter of any floor of <br /> such residence(s) is devoted to the home occupation, and (iii) <br /> the home occupation does not involve regular parking for <br /> more than 2 automobiles. <br /> (3) The Grantor may charge rent or fees for permitted uses of the <br /> Property. <br /> (c) The placement or construction of any buildings, structures, or other <br /> improvements of any kind(including, without limitation, fences, roads, and parking <br /> lots) other than the following: <br /> (1) The maintenance, renovation, expansion, or replacement of <br /> existing buildings, structures, and improvements in <br /> substantially their present location within the Farmstead Area <br /> as shown and delineated on Exhibit A. <br /> (2) The placement, construction, maintenance, renovation, <br /> expansion, or replacement of one single-family residential <br /> dwelling and accessory buildings within the Farmstead Area. <br /> (3) The placement, construction, maintenance, renovation, <br /> expansion, or replacement of two single-family residential <br /> dwellings and accessory buildings within the Woods Tract. <br /> (4) The placement, construction, maintenance, renovation, <br /> expansion, or replacement of buildings and other structures <br /> necessary for agricultural use within the Farmstead Area, <br /> provided that the total aggregate ground coverage of all <br /> buildings shall not exceed 315,000 square feet. <br /> (5) The construction of utilities, roads or other nonresidential <br /> structures, not inconsistent with the purposes of this Grant <br /> and approved by both Grantees. <br /> (d) Any alteration of the surface of the land, including, without <br /> limitation, the excavation or removal of soil, sand, gravel, rock, or peat, except as <br /> may be required in the course of agricultural or other activities expressly permitted <br /> herein.
