•4 <br /> A-2(2) Agriculture zoning, under Section 10.126(2)(e)2., permits the continued existence <br /> of the accessory barn and shed `without the necessity of there being a residence on the property." <br /> The simultaneous conditional use approval permits their continued use for seasonal storage of <br /> recreational equipment and motor vehicles. As a condition of CSM approval, we have negotiated <br /> Declaration of Use Restrictions on the entire proposed CSM property with the Town Board of <br /> 9(l, t e own of Middleton which limits agricultural uses to essentially horticulture, together with the <br /> o� ontinued use of the existing barn and shed for such seasonal storag -. <br /> 0� <br /> One alternative to this proposed rezoning and conditional use application would be to <br /> apply for a variance from the A-1 Agriculture restriction on the floor area of any proposed <br /> principal residence on this 2.78 acre parcel, based upon the loss of the prior residence by fire and <br /> the owners' inability to immediately rebuild a large residence. However, it appears from the A-2 <br /> (2) Agriculture District statement of purpose that it is to provide for low density land uses <br /> compatible with agricultural and other rural uses and to accommodate agricultural uses on parcels <br /> of at least two acres. In this case, the use restricted horticultural use and proposed conditional <br /> use of seasonal storage of recreational equipment and motor vehicles within the existing barn and <br /> shed are low intensity uses which are compatible with the adjacent residential development. In <br /> fact, the immediately abutting residential owners fully support our structural and aesthetic <br /> improvements to and the proposed continued uses of the existing barn and shed. We submit that <br /> the proposed rezoning and conditional use is consistent with the zoning ordinance statement of <br /> purpose, suitable for the proposed use and appropriate for this parcel, and, therefore, preferable <br /> to the variance alternative. We trust that this Committee will concur. <br /> NOTE: We are simultaneously petitioning for rezoning and applying for conditional use <br /> approval, because we do not wish to rezone to A-2 (2) without assurance from the Zoning <br /> and Natural Resource Committee that it will approve this conditional use application <br /> following adoption of the rezoning by the Dane County Board of Supervisors. <br /> We also wish to take this opportunity to commend the Dane County Zoning and Natural <br /> Resource Committee and Dane County Board of Supervisors for their foresight in recognizing the <br /> potential adaptive economic reuse of existing accessory farm buildings which have been repaired, <br /> enhanced and maintained by their owners after they are no longer needed for their original <br /> agricultural purpose.
