This auto repair business appears to conflict with adopted town/county policies in the <br /> Town of York. The relevant objectives and policies are: <br /> "Commercial-Industrial Development <br /> Objective: The objective of the Town of York is to facilitate commercial and industrial <br /> development which fosters and enhances the growth of agricultural activities and enterprises <br /> within the Town. <br /> Policies: To accomplish its objective with respect to commercial and industrial development, the <br /> policies of the Town will be: <br /> 1. To allow such commercial and industrial development as is needed to support existing <br /> agricultural activities where it will not result in environmental degradation or conflict with <br /> fanning operations. <br /> 2. To limit rezoning to that portion of land which is necessary for the commercial or industrial <br /> use contemplated. <br /> 3. To avoid any substantial expenditure of public funds and the incurrence of municipal debt <br /> for the construction or provision of municipal improvements and services usually associated <br /> with commercial and industrial development." <br /> Staff Comments <br /> 1. It is not clear from the application whether any of this business is proposed to support agricultural <br /> activities. <br /> 2. The area proposed for rezoning is limited to a new large garage onsite. There is a residence and <br /> other farm buildings onsite which were separated from the farm several years ago (RH-2). <br /> • The balance of the site needs to be rezoned to RH-1 because of its reduced size. <br /> ''If the C-2 is granted, it will have to remain in the same ownership as the RH-1 parcel since the C- <br /> 2 parcel will not have access to a public road. <br /> 3. 71f the C-2 zoning is granted, there needs to be a specific condition on the rezoning limiting it to the <br /> repair business, since the C-2 Commercial zoning permits many other intensive commercial and <br /> /industrial activities which would not be compatible at this location. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> None <br /> DANE COUNTY HIGHWAY <br /> Petition 6993. Access on this portion of CTH "V" is controlled by the State. No additional accesses <br /> would be allowed. <br />
