Dane County Zoning and Natural • <br /> Resources Committee <br /> November 12, 1995 <br /> Page 2 <br /> This area is contiguous to the Town's residential core and has been <br /> contemplated for residential development by the Town for years. The parcel is <br /> designated for residential development and also is designated as an area proposed <br /> for addition to the Urban Service Area in the Town of Westport's Land Use Plan. <br /> The overall density of this development is less than the maximum density that <br /> would be permitted by the development district in which this parcel is located in <br /> the Town of Westport's Land Use Plan. The eight (8) duplex lots comprise <br /> approximately four (4) acres of land and act as a transition area from Woodland <br /> Drive to the condominium area. Similarly, the six (6) single family lots comprise <br /> approximately three (3) acres and are designed to be compatible with the existing <br /> single family development on the south side of Rankin Lane and also on the north <br /> side of Rankin Lane to the west of the Steeplechase project. Slightly over a half <br /> (1/2) acre of land centrally located in the project is proposed to be dedicated to the <br /> public as a neighborhood park. Town ordinances further require the developer to <br /> pay fees which will be used to improve the neighborhood park. <br /> The entire development has been designed to blend well with the existing <br /> surrounding development and to fit in with the rural and equestrian atmosphere. <br /> The condominium development will offer a unique range of ranch and two (2) <br /> townhouse style condominium units. Every unit will have its own two-car garage <br /> and separate entrance way. There will be twelve (12) three-unit condominium <br /> buildings and six (6) four-unit condominium buildings. The layout of the <br /> condominium buildings has been designed to maximize the views and the open <br /> spaces within the development itself. The density for the entire development is <br /> less than 3.5 units per acre. <br /> This development has been approved by the Town expressly conditioned <br /> upon it being served by municipal sanitary sewer and by the Town's new public <br /> water system. In fact, this development project is an integral part of the Town's <br /> first phase construction of the public water system and will have the effect of <br /> making the entire water system more economically feasible to the Town. In <br /> addition to municipal sanitary sewer service and public water, we have obtained <br /> letters from the Waunakee Area Fire District, the Dane County Sheriff's Office <br /> and the Waunakee Emergency Medical Services District indicating that this <br /> development will receive adequate fire, police and emergency medical services <br /> protection. Furthermore, the Wisconsin Department of Natural Resources has <br /> already approved the installation of the municipal water improvements for the site <br /> and has also approved the off-site stormwater management and erosion control <br /> plan for this development.
