Harold Dorn-Zoning Petition#6456 <br /> This request for re-zoning of land can be explained as follows. <br /> Originally, Harold Dorn owned 80 acres of land in the town of Cottage Grove. This <br /> 80 acre plot consisted of 2 (two) 40 acre parcels joined at one corner (see diagram A). <br /> The Southeast parcel is <br /> divided by Ridge Road and <br /> the Dorn home is located in <br /> the southeast corner of the <br /> southeast parcel (denoted by <br /> a solid black block). <br /> The connection between the <br /> two parcels is a 33 foot <br /> -- —— - easement. <br /> Ridge N <br /> Road <br /> Diagram A <br /> Mr. Dorn wanted to sell this property by dividing it into 2 parcels: One 35 acre <br /> parcel that included the current house, and one 45 acre parcel including the <br /> northwest 40 acres and the connecting 5 acres west of Ridge Road as a new home <br /> site. (Partition indicated by dashed line). Unfortunately, in order to make this a <br /> legal parcel, a 66 foot easement was required. Several attempts were made to <br /> aquire the additional 33 feet from the neighbor, but for personal reasons, the <br /> neighbor was unwilling to sell the additional footage required. <br /> The only option left to Mr. Dorn was to re-zone the 5 acres (currently zoned A-1) to <br /> a designation of R-2. Again, unfortunately, this required paring down the area to <br /> two (2) acres in order to meet zoning requirements. The remaining acreage to be <br /> added to the 35 acres and home already sold. This still leaves 2 legal parcels out <br /> of the 80 acres. <br /> As part of the re-zoning request, Mr. Dorn was required to provide 66 feet of <br /> easement along the property line. This used up 1 acre of the 2 acres to be re- <br /> zoned, leaving a 1 acre homesite (see diagram B on page 2). The majority of the <br /> land being used for this is already a drive connecting the northwest 40 acres to the <br /> road. <br /> The homesite itself is located on top of a hill overlooking adjoining land and the <br /> entire other 40 acres. It is backed up against an existing woods on the neighbors <br /> property. A dirt road connecting the two parcels already exists and has been in <br /> use for 20+ years by Mr. Dorn. <br /> page-1 <br />
