This proposed 40-unit multi-family development appears to conflict with adopted <br /> town/county plans in the Town of Albion. <br /> This is adjacent to the existing restaurant and motel complex at the Coachmen's Inn;however, the <br /> adopted town/county plan does not designate this as a development area. Since it is already zoned <br /> commercial,farmland preservation is not an issue. <br /> The site is currently used as a driving range with the motel-restaurant complex to the north, farmland <br /> and commercial buildings to the east,farmland to the south, and golf course to the west. <br /> Residential development is dealt with in the town/county plan by the following policies on page 8: <br /> 3. Residential <br /> a. To allow for unsewered residential development in the Albion Development District, <br /> with 30,000 sq.ft. as a minimum lot size. <br /> b. To restrict residential subdivisions requiring public sewer and water to delineated <br /> urban service areas: <br /> Lake Koshkonong Urban Service Area, in which sanitary sewer <br /> service is currently provided.Minimum lot size is 8,000 sq.ft. <br /> City of Edgerton Urban Service Area, in which sanitary sewer <br /> service is projected for the year 2000. Because sewer service is <br /> not currently available or immediately scheduled, minimum lot <br /> size is 30,000 sq.ft. However, lots must be designed to allow <br /> further division to a minimum of 8,000 sq.ft. at such time when <br /> public sewer becomes available in the area.All land division in <br /> the Edgerton Urban Service Area will be reviewed by the Town <br /> Planning Committee to ensure consistency with this policy. <br /> Comments Related to Policy: <br /> a. This site is approximately 2 miles north of the Albion Development District. There have been <br /> brief discussions of eventual public seer service for the Albion Development District, but <br /> there are no plans for any system at this time. <br /> b. The Lake Koshkonong USA is approximately 4'/2 miles to the southeast. This area, along with <br /> areas in Rock and Jefferson Counties, was formed into a joint sanitary district with public <br /> sewer facilities constructed in the mid-1970s. <br /> The City of Edgerton urban service area, delineated in the Town of Albion, does not have public sewer <br /> service. The city is currently in the process of revising their plan and indicates they may want to <br /> reconfigure this area and annex some land in Dane County. However, we have had no requests for <br />
